Project Description:

Terrapex was contracted to assist Molson Canada in decommissioning properties in Barrie, Ontario comprising approximately 100 hectares.  The properties included the Molson Brewery, Molson Park, the Molson Retail Beer store and associated lands.  Terrapex completed a Phase I ESA of all three properties which included a designated substance survey.  Based on the results of the Phase I ESA, further work at the site was completed, which included Phase II intrusive investigations, underground storage tank (UST) removals, and remedial excavations.

Phase II assessment work included the installation of 12 boreholes to depths between 2.3 and 24.4 m below grade and installation of groundwater monitoring wells in selected locations.  Numerous additional hand-augered boreholes and test pits were also advanced at the site.  

Over 60 soil and groundwater samples were collected for analysis of various chemical parameters including petroleum hydrocarbons, metals, and PAHs.  In addition, 12 paint samples were collected for determination of lead content.

Five underground storage tanks USTs) were removed from the sites, including two 68,270-L #2 fuel oil USTs, two 45,460-L diesel USTs and one 4,500-L gasoline UST.  Associated piping and distribution facilities were also removed.

Five remedial excavations were also completed at the site.  Three excavations were associated with the UST removals, one was associated with the historical location of a UST beneath the floor of a warehouse and the other was located along a railway spur.  Over 6,000 tonnes of petroleum hydrocarbon impacted soil were excavated and removed from the site.

Over 70 confirmatory samples from the completed walls and floors of the excavations and from material segregated for reuse as backfill were submitted for laboratory analysis.  Results of final verification sampling indicated that the site had been successfully remediated and was suitable for sale and redevelopment.
