Site Assessment / Brownfield Redevelopment
Environmental Site Assessments (ESAs) provide critical information on the often hidden environmental risks associated with a given property. An ESA is an essential component of pre-purchase due diligence activities, especially for commercial or industrial sites. An ESA can reveal liabilities associated with past practices which have degraded the environment, many of which may not be visible to the naked eye.
ESAs are conducted in phases, in accordance with government guidelines. Risks are first identified (Phase I), confirmed and quantified (Phase II) and mitigated (Remediation). Former industrialized urban properties which present unique challenges in terms of contaminant management and financing are termed Brownfields.
